The population of those aged 60 and older is expected to double from 962 million in 2017 to 2.1 billion in 2050, according to the United Nations.

REITs to Buy, No. 1: Senior Housing Properties Trust

Senior Housing Properties Trust (Nasdaq: SNH) is a Massachusetts-based REIT that owns U.S. senior living communities, medical offices, life science properties, and wellness centers.

SNH's portfolio is centered on private-pay healthcare operations, rather than receiving money from government programs like Medicare and Medicaid.

Approximately 97% of its net operating income (NOI) comes from private-pay properties.

"These government programs can be subject to legislative and regulatory actions that can have a materially adverse effect on the tenants' businesses," Senior Housing said on its website.

The company says its carefully constructed portfolio contains the ideal mix of properties to secure and grow cash flow for itself and investors.

It has an investment portfolio of $8.9 billion with properties in 42 states.

The majority of holdings are in senior-living communities (52%) – while life science (22%), medical office buildings (20%), wellness centers (3%), and skilled nursing facilities (3%) round out the rest.

"Although there are some short-term concerns about senior-housing oversupply in urban areas, this supply will be used up much quicker than you think, and the more than 400 properties owned by SNH should do very well over the long run," Melvin said on June 14.

Senior Housing currently pays a dividend of $1.56 (8.32% yield), and B. Riley FBR Inc. believes the SNH stock price will climb to $22 per share in the next 12 months.

From today's (July 9) opening price of $18.78, that's a potential profit of 17.14%.
