Thirty-one percent of investors said they'd prefer to keep their money in real estate. Just 20% of respondents preferred stocks, and a mere 4% opted for cryptocurrencies like Bitcoin.

And it doesn't look like it's going to let up anytime soon - just last week, the White House slapped another 15% tariff on an additional $112 billion worth of Chinese goods.

With analysts warning of a recession on the horizon, real estate could add some much-needed stability to your portfolio. Plus, with the future of the stock market up in the air, real estate could even be a growth sector.

Since the bull market kicked off about 10 years ago, stock prices have nearly quadrupled, sending valuations through the roof.

That's been great for shareholders. But high valuations are a warning sign for future market stability - especially when you look at a metric known as the cyclically adjusted price/earnings (CAPE) ratio.

Also known as the Shiller P/E ratio, the CAPE is a common stock market tool used to determine the average of 10 years of earnings generated by the S&P 500.

Historically, a high CAPE ratio has signaled trouble for markets as an indicator stocks are overvalued - and it's been flashing red for most of 2019.

At the beginning of the year, the CAPE clocked its second highest reading ever for the S&P 500 - just above where it was for the great stock market crash of 1929 and only exceeded by the dot-com bust of the early 2000s.

With valuations near record highs and recession warnings abounding, stocks may not have as much growth room as before.

But these are environments where real estate has typically performed well.

But Brookfield isn't just any REIT; it has one of the best real estate portfolios you'll find anywhere. Brookfield specializes in retail properties, but it also owns office buildings, student housing, and properties in developing countries, among other sectors. This is the sort of real estate portfolio diversification you can't do on your own.

Brookfield has $86 billion worth of assets over five continents and some of the biggest clients in the world, like Gucci, Ulta Beauty Inc. That portfolio has translated into massive profits. Brookfield's REIT made $4.1 billion in net income for 2018. That's nearly double the $2.4 billion in profits Simon Property Group Inc. brought in.

In a three-year period ending in 2018, BPR's net income rocketed 200% higher, while between 2017 and 2019, BPR's funds from operations (FFO) jumped almost 30%. That's a sign Brookfield's properties are in high demand and are commanding excellent lease rates.

On top of the income growth, Brookfield also has a 95.3% renter retention rate, so this isn't a flash in the pan.

But the REIT looks even better when you pop open the hood.

BPR's 2019 projected price-to-FFO rate is just 11 at the moment. That's 36% lower than the average ratio of 17.1 for REITs, so you're getting a steal on the cost of owning the trust.

That's on top of its massive 7% dividend yield, which is more than triple the yield you'll find on the average S&P 500 stock. And there's plenty of upside to be had here too.

Shares of this REIT trade for $19.41, but every analyst covering it predicts a double-digit gain, including the potential for a 30% pop by next summer.
