But with the notable exception of the "marijuana REIT," Innovative Industrial Properties, the cannabis industry is a little different.

In cannabis right now, a dividend could conceivably be a red flag.

When you own part of a cannabis company, you own a piece of an industry that's set to grow faster than any other industry has for generations.

But that claim doesn't come with a cash payout… yet.

The Catalyst We Need to Reignite the Marijuana Rally

The cannabis sector is experiencing extensive growth all over the world right now. The future looks even better, as consumers – particularly in North American recreational markets – are set to fork over $57 billion a year for their cannabis by 2027, according to Arcview Research.

But as bright and lucrative as the future prospects of marijuana are, there's no getting around the fact that right now is a pretty tough time to be a cannabis investor.

Consider that the $782 million ETF Managers Tierra XP Alternative Harvest ETF – the richest cannabis-heavy exchange-traded fund bought and sold in the United States – is down some 16.5% for the year.

Now, marijuana stocks are all affected to one degree or another by the domestic and international stressors pushing down stocks across the board, but it seems like all sorts of challenges have cropped up for an industry with such explosive potential.

I Love It When Marijuana Sector CEOs Do This

We're at the first annual National Institute for Cannabis Investors retreat in Las Vegas. It's been a lot of fun, of course (and you can learn how to get in on it here). But it's also been extremely productive – informative, too.

The retreat floor is packed with NICI Members, cannabis industry exhibitors, CEOs, and insiders. There's a lot of competition for attention, and everyone's doing the kind of networking you'd find in, say, Silicon Valley.

It's not a stretch to say Las Vegas is the perfect place to spot the next big marijuana investing opportunity. It's been a great opportunity to get on a first-name basis with cannabis company founders.

I've managed to carve out some time to meet with some of these very folks – and get a feel for their plans to leverage the explosive growth the American and global marijuana industry is experiencing right now.

The Best Way to Play "the Richest and Most Dynamic Marijuana Market in the Country"

California and Nevada are southwestern next-door neighbors of course, and both are big legal "adult use" cannabis markets.

But for now, that's where the similarities end.

We've talked before about the botched job of patchwork cannabis regulations holding back California's multibillion-dollar potential; we've talked about one company that could send revenue there surging 50%, too.

Happily, the Golden State is straightening up its act and should reap massive "catch-up" benefits in relatively short order.

The Silver State, on the other hand, did regulation and taxation right (read that as "comprehensively" and "lower than California") the first time around, and as such, marijuana sales there are expected to soar 690%, from $103 million in 2017 to $814 million by 2025.

For my money, this makes Nevada the most important cannabis market in the world. This is no hunch, either; two transactions over the past few weeks have basically borne out my statement and validated the extreme value in the Nevada market.
